Dreamline Suites, Inc. (“Dreamline Suites,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains what personal information we collect, how we use and share it, how long we keep it, and the choices and rights you have. It applies to https://dreamlinesuites.com, any other Dreamline Suites websites, our short-term rental properties, and our communications with you (including email, SMS, and phone).

By using our website, booking a stay, or staying at one of our properties, you agree to this Privacy Policy. If you do not agree, please do not use our services.

1.  Who We Are

Dreamline Suites is a short-term vacation rental management company operating properties in Alabama (Montgomery, Mobile, Birmingham, Lake Martin) and Florida (Pensacola). Our website address is https://dreamlinesuites.com. For purposes of this Privacy Policy and applicable privacy laws, Dreamline Suites is the business or data controller for the personal information we collect.

2.  Information We Collect

We collect personal information directly from you, automatically when you use our website or stay at one of our properties, and from third parties such as booking platforms.

Information you provide directly.

When you book a stay, complete a rental agreement, contact us, or sign up for marketing, we may collect:

  • Identifiers and contact information — name, email address, phone number, mailing address.
  • Booking information — property selected, dates, number of guests, estimated arrival time, special requests, and reason for stay where provided.
  • Identity verification — government-issued photo ID and date of birth, used to verify minimum-age requirements and for security.
  • Payment information — credit or debit card data, billing address. Card numbers are processed and tokenized by Stripe; we do not store full card numbers on our systems.
  • Communications — emails, SMS messages, voicemails, and call records exchanged with us about your reservation, stay, or marketing preferences.
  • Marketing preferences — your opt-in or opt-out choices for promotional email and SMS.

Information collected automatically at our properties.

For the safety and security of guests, our properties, and our neighbors:

  • Noise monitoring data from Minut devices installed inside the property — sound levels (decibels), motion, and humidity readings, plus alert events. Minut does not record audio or video and does not capture conversations.
  • Audio and video footage from motion-activated Blink cameras installed on the exterior of properties at entrances and, where applicable, at patios and pool areas. Cameras cover only exterior or shared areas — never the interior of the property, bedrooms, or bathrooms. Audio and video recording at these exterior areas is consented to by the booking guest as part of the rental agreement; visible signage is also posted at recording locations at properties in two-party-consent jurisdictions (e.g., Florida).
  • Smart-lock access events — entry codes used and timestamps of door access.

Information collected automatically from our website.

Like most websites, we may collect IP address, device and browser type, referral source, pages viewed, time on site, and cookie identifiers through standard web analytics tools.

Comments and user-generated content on our website.

If you leave a comment on our website, we collect the data shown in the comments form, along with your IP address and browser user agent string to help with spam detection. An anonymized string (a hash) created from your email address may be sent to the Gravatar service to determine whether you use it; the Gravatar service privacy policy is available at https://automattic.com/privacy/. After your comment is approved, your profile picture is visible to the public in the context of your comment.

Media uploads.

If you upload images to the website, you should avoid uploading images with embedded location data (EXIF GPS) included. Visitors to the website can download and extract any location data from images on the website.

Cookies.

If you leave a comment on our site you may opt in to saving your name, email address, and website in cookies for your convenience so that you do not have to fill in your details again when you leave another comment. These cookies will last for one year. If you visit our login page, we will set a temporary cookie to determine whether your browser accepts cookies; this cookie contains no personal data and is discarded when you close your browser. When you log in, we will also set up several cookies to save your login information and your screen-display choices: login cookies last for two days, and screen-options cookies last for a year. If you select “Remember Me,” your login will persist for two weeks. If you log out of your account, the login cookies will be removed. If you edit or publish an article, an additional cookie will be saved in your browser; this cookie includes no personal data and simply indicates the post ID of the article you just edited and expires after one (1) day.

Embedded content from other websites.

Articles on our site may include embedded content (e.g., videos, images, articles). Embedded content from other websites behaves the same way as if you had visited the other website directly. Those websites may collect data about you, use cookies, embed additional third-party tracking, and monitor your interaction with the embedded content, including tracking your interaction with that content if you have an account and are logged in to that website.

Information from third parties.

We receive information about you from:

  • Booking platforms such as Airbnb and Vrbo when you book through them. The information we receive depends on the platform and what you authorized them to share, and typically includes name, masked or full contact information, booking details, and any messages you sent through the platform.
  • Our service providers listed in Section 4 below, in the course of providing services to us.

3.  How We Use Your Information

We use personal information for the following purposes:

  • To process and manage your booking — confirm reservations, verify age and identity, collect payment, communicate arrival and check-out details, and send transactional reminders.
  • To deliver and service your stay — coordinate check-in, respond to maintenance or housekeeping requests, address questions during your stay, and provide customer support.
  • To protect safety and security — operate noise monitoring and exterior cameras, address disturbances, prevent and investigate parties or occupancy violations, document damage, support insurance and chargeback claims, and cooperate with law enforcement when required.
  • To enforce our rental agreement — including damage assessment, fee collection, and dispute resolution.
  • To send marketing communications, with your consent — special offers, property updates, newsletters, and seasonal promotions by email and/or SMS. You can opt out at any time.
  • To improve our services — analyze usage, troubleshoot issues, develop new features, and understand guest preferences.
  • To comply with legal obligations — tax reporting, transient occupancy reporting where required, responses to subpoenas or court orders, and compliance with applicable laws.

For guests located in jurisdictions where a legal basis for processing is required (such as the EU/UK or Canada), we rely on the following legal bases: performance of our rental agreement with you, your consent (for marketing and audio/video recording), our legitimate interests in operating and protecting our business and properties, and compliance with our legal obligations.

4.  Sharing of Information

We do not sell or rent your personal information, and we do not share personal information for cross-context behavioral advertising or for “targeted advertising” as those terms are defined under California, Virginia, Colorado, Connecticut, Texas, Oregon, Utah, and other state privacy laws. We share information only as described below:

  • Property owners (Hosts). We share booking and stay information with the owner of the property you reserved, as needed to manage their property and your stay.
  • Service providers that process information on our behalf, under contract, only for the purposes we direct. These include property management software, payment processors, phone and SMS providers, email and productivity providers, exterior camera and noise-monitoring providers, marketing automation, and back-office providers (hosting, analytics, IT support).   • Booking platforms. When you book through Airbnb, Vrbo, or another platform, we share information with that platform as required to fulfill the booking and as governed by their terms.
  • Spam-detection services. Visitor comments may be checked through an automated spam-detection service.
  • Password resets. If you request a password reset, your IP address will be included in the reset email.
  • Legal, safety, and compliance. We may share information with law enforcement, courts, regulators, our attorneys, our insurers, or other parties where we believe in good faith that disclosure is necessary to: comply with a legal obligation; investigate or prevent fraud, abuse, or violations of our rental agreement; protect the rights, property, or safety of Dreamline Suites, our guests, our Hosts, or others; or enforce or defend legal claims.
  • Business transfers. If we are involved in a merger, acquisition, financing, reorganization, or sale of assets, your information may be transferred as part of that transaction, subject to standard confidentiality protections.

5.  How Long We Keep Information

We keep personal information only as long as we need it for the purposes described in this Policy or as required by law:

  • Booking and reservation records: generally retained for at least seven (7) years to satisfy tax, accounting, and legal obligations, then deleted or anonymized.
  • Government-issued ID copies: deleted shortly after age and identity verification is complete, unless retained as part of an active incident, claim, or legal matter.
  • Communications (email, SMS, calls): retained for as long as reasonably needed for customer service, dispute resolution, and legal compliance.
  • Exterior camera footage (Blink): retained for approximately 30 days, then automatically overwritten — except when footage is preserved as evidence of an incident, damage claim, insurance claim, or legal matter.
  • Minut noise-monitoring data: retained for 30 days, then deleted, except when preserved in connection with an incident or claim.
  • Website comments and user-account data: comments and their metadata are retained for as long as reasonably necessary to recognize and approve follow-up comments and to prevent spam. Personal information stored in user profiles for registered users is retained while the account is active; users may view, edit, or delete that information at any time (other than the username), and website administrators may also see and edit that information.
  • Marketing preferences and opt-out records: retained as long as needed to honor your preferences and to comply with anti-spam and consumer-protection laws.
  • Website analytics data: retained on the schedule set by the analytics provider, typically 14–26 months.

6.  Security

We maintain reasonable administrative, technical, and physical safeguards designed to protect personal information from loss, misuse, unauthorized access, disclosure, alteration, or destruction. No system is perfectly secure, however, and we cannot guarantee the absolute security of any information.

7.  International Guests

Dreamline Suites operates in the United States, and our information is stored in the United States. If you book with us from outside the U.S., your information will be transferred to and processed in the United States, which may have data-protection laws different from those in your country. By using our services, you consent to that transfer. If you are located in the EU, UK, or Canada and would like more information about safeguards we apply to international transfers, contact us at support@dreamlinesuites.com.

8.  Your Choices

Marketing email. You can unsubscribe from marketing emails at any time using the “unsubscribe” link in any email we send.

Marketing SMS. You can opt out of marketing texts by replying STOP to any marketing message. Reply HELP for help. Standard message and data rates may apply.

Transactional messages. Even if you opt out of marketing, we will continue to send transactional messages necessary to manage your reservation (booking confirmations, arrival instructions, check-out reminders, satisfaction surveys, safety notifications, and similar messages).

Cookies. Most browsers allow you to refuse or delete cookies. Disabling cookies may affect some features of our website.

9.  Children’s Privacy

Our services are intended for adults. The booking guest must be at least 25 years old (or 21 in limited cases as described in our Rental Agreement). We do not knowingly collect personal information directly from children under 13. We may receive limited information about minors from the booking guest as part of the reservation (for example, occupancy counts that include children); that information is collected from the booking guest, not the child. If you believe a child has provided personal information directly to us, contact support@dreamlinesuites.com and we will take appropriate steps to delete it.

10.  Universal Privacy Rights

Subject to verification and applicable law, you may have the following rights regardless of where you live. Where state or country law gives you broader rights, those broader rights apply.

  • Right to know / access — request a copy of the personal information we hold about you and information about how it is used and shared. If you have an account on our website or have left comments, you can request to receive an exported file of the personal data we hold about you, including any data you have provided to us.
  • Right to correct — request that we correct inaccurate or incomplete information.
  • Right to delete — request that we delete your personal information, subject to legal exceptions (for example, we generally must keep booking and tax records for a defined period, and we may retain footage or data preserved in connection with an active incident or claim, and we are not required to delete data we are obliged to keep for administrative, legal, or security purposes).
  • Right to data portability — request a copy of your information in a portable, machine-readable format.
  • Right to opt out of the sale or sharing of personal information — note that we do not sell or share personal information for advertising purposes.
  • Right to opt out of targeted advertising — note that we do not engage in targeted advertising as defined by state privacy laws.
  • Right to limit use of sensitive personal information — we use sensitive personal information (e.g., government ID for age verification) only for permitted purposes. To request that we limit use of your sensitive personal information, email support@dreamlinesuites.com with the subject line “Limit SPI.”
  • Right to withdraw consent — for any processing based on consent, at any time, without affecting the lawfulness of processing carried out before withdrawal.
  • Right to non-discrimination — you will not be discriminated against for exercising any privacy right.
  • Right to appeal — if we deny your request, you may appeal that decision by replying to our denial or emailing privacy@dreamlinesuites.com with the subject line “Privacy Appeal.” We will review and respond within the time required by applicable law (typically 60 days). If your appeal is denied and you reside in a state with an attorney-general or data-protection authority that handles such complaints, you may submit a complaint to that authority.

How to submit a request. Email support@dreamlinesuites.com with your name, the email and phone number used in your booking, and a description of your request. We will verify your identity (typically by confirming details from your booking) before responding, and we will respond within the time required by applicable law. There is no charge for most requests. You may designate an authorized agent to make a request on your behalf; we will require written authorization signed by you and may verify your identity directly.

Universal opt-out signals. We honor recognized universal opt-out preference signals, including the Global Privacy Control (GPC), as required under applicable state privacy laws.

11.  Additional Disclosures for U.S. State Residents

11.1  California (CCPA / CPRA)

This section provides additional disclosures for California residents under the California Consumer Privacy Act, as amended by the California Privacy Rights Act (“CCPA/CPRA”).

Categories of personal information we have collected in the past 12 months:

  • Identifiers (name, email, phone, mailing address, IP address).
  • Personal information under California Civil Code § 1798.80(e) (name, address, telephone number, payment card information).
  • Commercial information (booking history, services purchased, communications about transactions).
  • Internet or other electronic network activity (interactions with our website, cookies, analytics data).
  • Geolocation data (general location associated with IP address; no precise geolocation).
  • Audio, electronic, or visual information (recorded calls and voicemails, exterior camera audio and video footage, Minut noise data).
  • Sensitive personal information — government-issued ID and date of birth, used solely for age and identity verification as permitted by Cal. Civ. Code § 1798.121.
  • Inferences drawn from the above (guest preferences, marketing segments).

Sources. We collect this information directly from you, from booking platforms (Airbnb, Vrbo), from our service providers (Section 4), and automatically through our website and on-site monitoring devices.

Business or commercial purposes. We use this information for the purposes described in Section 3.

Categories shared with third parties. We share the categories above with our service providers and other recipients listed in Section 4, only for the purposes described.

Sale or sharing. We do not sell personal information and do not share personal information for cross-context behavioral advertising. We have not done so in the prior 12 months and have no actual knowledge of selling or sharing personal information of any consumer under 16.

Use of sensitive personal information. We use sensitive personal information only for the purposes permitted under Cal. Civ. Code § 1798.121. To request that we limit use of your sensitive personal information, email support@dreamlinesuites.com with the subject line “Limit SPI.”

California rights. California residents have the right to know, delete, correct, opt out of sale or sharing (we do neither), limit use of sensitive personal information, and not be discriminated against. Submit requests by emailing support@dreamlinesuites.com. You may designate an authorized agent.

11.2  Virginia, Colorado, Connecticut, Texas, Oregon, Utah, Montana, Tennessee, Delaware, New Hampshire, New Jersey, Iowa, Maryland, Minnesota, Indiana, Kentucky, and Rhode Island Residents

If you are a resident of one of the U.S. states listed above with a comprehensive consumer privacy law currently in effect, you have the rights described in Section 10 above, including the right to access, correct, delete, port, opt out of sale or targeted advertising (which we do not engage in), opt out of certain profiling, and appeal a denied request.

To exercise these rights, email support@dreamlinesuites.com. We will verify your identity before responding and will respond within the time required by applicable law (generally 45 days, with one possible extension as the law allows). You may designate an authorized agent to act on your behalf. If we deny your request, you may appeal as described in Section 10. If your appeal is also denied, the law in some states permits you to submit a complaint to your state attorney general or data-protection authority.

11.3  Florida Residents

Florida residents have the rights described in Section 10 to the extent the Florida Digital Bill of Rights applies. To exercise these rights, email support@dreamlinesuites.com.

11.4  Nevada and Washington Residents

Nevada and Washington residents have specific opt-out rights under their respective state laws (including Washington’s My Health My Data Act, where applicable). We do not sell personal information as defined under those laws. To submit a request or question, email privacy@dreamlinesuites.com.

12.  Updates to This Policy

We may update this Privacy Policy from time to time. The “Last Updated” date at the top reflects the most recent revision. If we make material changes, we will provide notice through our website or by email. Your continued use of our services after a change takes effect constitutes acceptance of the updated Policy.
