The cars pull in. Kids spill out. Dogs hit the yard. Then something unusual happens: nobody fights over space. Your group gets FOUR separate apartments — close enough to feel together, separate enough to disappear when you've had enough togetherness. Downtown is 5 minutes away. The beach is an easy drive. When everyone comes back, you're not splitting up into hotel rooms. You're all right here. Same trip, same property, your own space.

Notes

A few things to know before you book:

PRIMARY GUEST
The guest who books must be at least 25 years old and must stay at the property for the entire reservation. The primary guest is responsible for everyone in their group and any visitors.

RENTAL AGREEMENT
Every guest is required to sign a short rental agreement after booking. This is not optional: our property insurance requires a signed agreement for each stay, and our attorneys have advised the same. It covers house rules, check-in and check-out procedures, occupancy limits, and responsibility for damage. It takes about two minutes, and there is no app to download and no account or password to create. We send it after booking along with a brief check-in form, and your access details follow once both are complete.

THE APARTMENTS
This listing is the entire property: all four apartments, sleeping up to 16. Apartment A is up the stairs on the front porch. Apartment B is a one-bedroom downstairs in the main house. Apartment C is a two-bedroom upstairs on the second floor. Apartment D is the studio apartment at the back. B, C and D are inside the privacy gate. The fenced backyard is shared across all four apartments, so with the whole property booked, it's yours.

HOUSE RULES
• Maximum 16 overnight guests
• Quiet hours 9 pm to 8 am
• No parties or events
• No smoking or vaping
• Pets welcome in Apartments A, B and D only: up to 2 (dogs 60 lb or under; some breeds are restricted for insurance). $50 pet fee per stay covers all pets. Please add pets to your reservation.
• No pets in Apartment C, which sits directly above another unit (service animals are welcome)
• No commercial photography or filming without our written approval (see below)
• Please lock each apartment door every time you leave. The locks do not lock automatically

DURING YOUR STAY
Our cleaning, maintenance, and guest-support team works hard to make your stay great. Airbnb expects guests to be considerate and respectful of hosts and everyone they meet during a stay, and we ask the same toward our team, vendors, and neighbors. Concerns are always welcome. Verbal abuse, threats, or harassment of anyone on our team will be reported to Airbnb.

Please tell us about any damage as soon as it happens so we can sort it out fairly. Please keep total people on the property, including daytime visitors, within the guest limit. Please leave the exterior cameras and the indoor noise monitor connected and uncovered.

Commercial photography or filming is only allowed with our written approval before your stay. Approval requires a commercial general liability policy of at least $1,000,000 naming Dreamline Suites as an additional insured. All house rules, guest limits, and parking rules still apply.

GETTING IN & STAIRS
Each apartment has its own electronic keypad lock, and you'll receive all four codes in your digital guidebook. Apartment A is up the front porch stairs and Apartment C is upstairs on the second floor. B and D are on the ground floor.

PARKING & TRASH
Park in the driveway to the left of the front of the house on East Cervantes, and along the fence on the North 16th Street side. Please pull completely off the road. The trash cans are on North 16th Street, underneath the tree near the parking area. Bag your trash and drop it in.

PETS
Pets are welcome in Apartments A, B and D, but not in Apartment C. Up to 2 pets; dogs must be 60 lb or under, and some breeds are restricted for insurance. A flat $50 pet fee per stay covers all pets, and pets must be added to your reservation. Please crate pets when they're left alone, keep them off the beds and furniture, and clean up after them in the backyard. Service animals are always welcome, with no fee.

LAUNDRY
Apartments A and D have washer and dryer access.

EARLY CHECK-IN & LATE CHECKOUT
Available on request when the cleaning schedule allows. $20 per hour, one-hour minimum. Message us and we'll check with our cleaning team. With a property this size, early check-in and late checkout are not offered on same-day turnovers.

BEFORE CHECKOUT
Before you head out, please leave used dishes in the kitchen sink or dishwasher, gather used towels in the tub, put trash in the kitchen bin, take your food and belongings, and turn off the lights and A/C. Our cleaning team handles the rest.

SECURITY & MONITORING
For the safety and security of our guests and the property, motion-activated cameras are installed on the exterior only. They record audio and video and monitor entrances and outdoor areas. No cameras monitor any indoor area. An indoor noise-monitoring device measures noise levels only. It does not record audio or video.

Access

Your group has all four apartments. Park in the driveway to the left of the front of the house on East Cervantes, and along the fence on the N 16th side — please pull completely off the road. Apartment A is entered from the front porch; B, C and D are inside the privacy gate. Each apartment has its own electronic lock, and you'll receive all four codes in your digital guidebook once your rental agreement is signed, your check-in form is complete, and your balance is paid.

Transit

Driving or taking an Uber is the best way to get around Pensacola.
