📝 Rental Agreement
Every guest is required to sign a short rental agreement after booking
This is not optional: our property insurance requires a signed agreement for each stay, and our attorneys have advised the same
It covers house rules, check-in and check-out procedures, occupancy limits, and responsibility for damage
It takes about two minutes — there is no app to download and no account or password to create
We send it after booking along with a brief check-in form, and your access details follow once both are complete
🏠 Property Notes
This apartment is in a multi-unit property, and other guests may be staying in the neighboring apartments during your reservation
The apartment itself is private and exclusively yours — no other guest will be staying inside your unit
The backyard, however, is a shared outdoor space used by all the apartments at this address
Some areas of the apartment have lower ceiling heights — taller guests should use caution when moving through the home

Pull off the road and park in front of the privacy fence along North 16th Street
Enter through the gate to the backyard
🗑️ Trash
The trash cans are on North 16th Street, underneath the tree near the parking area
Bag your trash and drop it in — nothing needs to be brought back
🧺 Shared Laundry
A washer and dryer are available on the enclosed sun porch
The laundry area is shared with Apartment C
To access the sun porch, walk under the stairs and enter through the door on the left
⏰ Early Check-In & Late Check-Out
Every request has to be manually approved
Check with us and we’ll check with our cleaning company
Fee: $20 per hour, with a one-hour minimum
Please request as early as possible
📹 Security & Noise Monitoring
Motion-activated exterior cameras monitor the entrances and outdoor areas of the property
No cameras monitor any indoor area
Exterior cameras may record audio and video
An indoor noise-monitoring device measures noise levels only
The noise monitor does not record audio or video and is not placed in any bedroom or bathroom
🔑 Minimum Booking Age
The primary booking guest must be at least 21 for an apartment and 25 for a single-family house
The primary guest must be present throughout the reservation
The primary guest is responsible for their group, visitors, and compliance with house rules
Reservations that misrepresent the primary guest’s age may be canceled in accordance with the applicable booking terms
Park on North 16th Street facing the privacy fence. Open the gate to the backyard of the property. We use a smart lock for convenience — your code is released in your digital guidebook once your rental agreement is signed, your check-in form is complete, and your balance is paid.
Driving or taking an Uber is the best way to get around Pensacola.
