📝 Rental Agreement
Every guest is required to sign a short rental agreement after booking
This is not optional: our property insurance requires a signed agreement for each stay, and our attorneys have advised the same
It covers house rules, check-in and check-out procedures, occupancy limits, and responsibility for damage
It takes about two minutes — there is no app to download and no account or password to create
We send it after booking along with a brief check-in form, and your access details follow once both are complete
🏡 Property Setup
This is one side of a duplex — 3240 is the right side as you face the back of the building
3238, the three-bedroom next door, is a separate listing and may have other guests during your reservation
Your apartment is private and exclusively yours
Very quiet neighborhood
🚗 Parking & Entry — use the back
Pull in from Hadley to the small driveway behind the building
There is also a small carport if you need it
Please don’t block the driveway — the other apartment shares it
🚪 Getting In
Entry is at the BACK door, not the front — two or three steps up
The door opens into a small foyer and then the kitchen
You may need to pull the door to while locking or unlocking so the deadbolt can turn
🌳 Outdoor Space
Small patio on the side of the home, separate from the back entrance, up three or four stairs
Pet-friendly — please note the yard is NOT fenced, so pets need to be leashed and supervised
🗑️ Trash
The bins stay out at the road on Hadley
Just drop your bags in — nothing needs to be brought back
⏰ Early Check-In & Late Check-Out
Every request has to be manually approved

Fee: $20 per hour, with a one-hour minimum

The noise monitor does not record audio or video and is not placed in any bedroom or bathroom
🔑 Minimum Booking Age
The primary booking guest must be at least 21 years old for an apartment
The primary guest must be present throughout the reservation
The primary guest is responsible for their group, visitors, and compliance with house rules
Reservations that misrepresent the primary guest’s age may be canceled in accordance with the applicable booking terms
Parking and entry are at the back, off Hadley. Park in the small driveway or carport behind the building. 3240 is the right side as you face the back. Two or three steps up to the back door, which has an electronic lock and opens into a small foyer and the kitchen. Your code is released in your digital guidebook once your rental agreement is signed, your check-in form is complete, and your balance is paid.
Driving or taking an Uber is the best way to get around Montgomery.
